City officials in Arvada are moving forward with a proposal to introduce paid parking in and around Olde Town, a plan they say will improve turnover and support local commerce. But many business owners in the historic district are not convinced, arguing that fees could drive customers away and add another cost at a time when many shops and restaurants are still recovering from uneven foot traffic.
The idea has been discussed for years as parking spots in the area fill up quickly, especially on weekends and during events. City staff point to data showing that drivers circle blocks looking for open spaces, which creates congestion and frustrates visitors. By charging for parking, they argue, more spots would open up and customers would spend less time searching and more time shopping.
Owners say the reality is more complicated. Several told city leaders that regulars who stop in for a quick coffee or lunch may choose to go elsewhere rather than pay. Others worry that employees, who often park for full shifts, will face higher daily costs. Some have suggested alternatives such as validated parking, short free periods, or resident permits before any fees take effect.
The city says it will gather more feedback before a final vote. No start date has been set, and officials have promised to study how similar programs have worked in other Denver-area downtowns. For now, the debate in Arvada reflects a familiar tension: how to manage limited parking without making it harder for small businesses to survive.
